Each year, Realtor© Magazine does a cost versus value report evaluating the investment of a remodel project and the expected return when it comes time to sell the property. Interestingly, one project in one part of the country doesn’t yield the same return in a different part of the country.
In Portland:
- A $10,590 Bathroom Remodel has a resale value of $8781 (88.9%)
- A $6825 Deck Addition has a resale value of $5691 (83.4%)
- A $9346 Window Replacement has a resale value of $6358 (68%)
- A $35,867 Attic Bedroom has a resale value of $26,927 (75.1%)
- A $52,157 Family Room Additition has a resale value of $39,274 (75.3%)
- A $11,390 Roof Replacement has a resale value of $7284 (63.9%)
- A $75,485 Master Suite Addition has a resale value of $50,026 (66.3%)
- A $43,412 Major Kitchen Remodel has a resale value of $32,324 (74.5%)
- A $48,226 Basement Remodel has a resale value of $44,440 (92.1%)
- A $30,524 Sunroom Addition has a resale value of (only) $18,596 (60.9% (go figure, this is Portland!))
The fine print says there is a 5-10% margin of error but I don’t think the interesting thing about the article are the actual numbers but that you should enjoy your project, not expect to get the return from it if it is done right before you sell.
