I just did a comparable market analysis (CMA) on a property in the Pearl District. The property is listed for $499,000 so I searched back sold properties since August 1, 2005. There were eleven comparable properties. The average price per square foot was $402. It wasn’t all that long ago that $300/sqft was average.Portland Real Estate Blog

According to the December 2005 Market Action report from RMLS, overall condo appreciation was 27.2% for 2005! That’s on top of the 16% banner year for 2004. 27.2% beats the overall market’s still impressive 15%.
